Are you looking at moving a house? There are two broad categories of house removals - on-site removals, where the house is shifted from one location to another within the same property, and off-site removals, where the house is moved from one site to another. Off-site removals just involve a bit more work, and added costs.
On-site Removals
On-site removals are almost always performed to gain a suitable expanse of land to place another house on. Performing an on-site removal is [comparable cost/cheaper/more expensive] than an off-site removal, though it can involve complications of its own. The entire process for performing an on-site removal is outlined below.
A [free?] initial consultation should be completed with BCW Design to check that the move can produce a suitable second building site as per council/building requirements.
A full set of measurements must be taken of the house on-site, along with photos for general reference. The measurements are required for the following:
Inside: measures are required inside the house to plot a detailed floor plan.
Outside: measurements are required outside to show the physical exterior dimensions of the house, to check against property boundaries and landmarks.
Underneath: measurements are required underneath the house for the sub-floor plan, to determine the exact bearer and joist layout.
Topographical plans must be made available, which will detail the extent of protected trees within the property. This is required to show where protected trees are located on the property, which affects how the house move can be made and which trees can or should be removed.
The topographical plans are generally supplied by a surveyor... alternatively if all of the boundary pegs are in place, BCW Design can supply these too.
A further consultation should be made with BCW Design to determine the optimal use of the site. Rely on Bruce's 30 years of house removal experience to help you make the best use of space to hold the existing house, and allow for the maximum amount of space for any new construction.
A copy of the title should be provided by the client, however BCW Design may retrieve these as well. Also, the client must provide public & private drainage plans, available from the council.
BCW Design will produce a full set of plans for the house removal, containing the site plan, floor plans, sub-floor plans, elevations, bracing calculations, and other requirements as per council requirements for any house removal.
The building consent application will be completed by BCW Design to get council permission to proceed with the move. If there is any infringement in the distract plan, a resource consent application will also be lodged. The most common infringements that require a resource consent are height to relation to boundary infringements, protected tree removal, and earth works.The client will need to sign these documents and supply a cheque for the council deposit payment, and BCW Design will lodge the application/s on the client's behalf. Details of deposits can be discussed with Bruce to check the approximate price. Payment to BCW Design is required on the day of lodgment, as his work is generally now completed.
Since BCW Design will act as an agent for the lodgments on the client's behalf, all queries made from the council will be handled directly by Bruce rather than the client.
Once the consents are issued, BCW Design's involvement formally ends here.
Off-site Removals

Off-site removals include almost everything in the on-site removals, however there are a few earlier steps that need to be completed.
A [free?] initial consultation should be completed with BCW Design to get a preliminary assessment of a house the client is looking at purchasing for their site. Typically, the house will found either on Trademe, through a friend, or a house mover company. BCW Design will ensure that the site is a suitable size and shape for the proposed house.
The client should pay a conditional deposit on the house - conditional to obtaining a resource and building consent. This is to ensure that if the consents aren't obtained, the deposit is returned.
A second-hand building report will need to be completed by a building certified. This reports on the condition of the house so that when the building consent is lodged, the council have a report on the general condition of the house, and will be required for lodging the consents. BCW Design can supply certifier recommendations if required.
